462.0. "Rehearsal Space Survey" by OBSESS::BREEN (wires is my life) Tue Jul 27 1993 16:39

What do bands look for when renting rehearsal space in terms of
    	access,
    	security,
    	size,
    	height,
    	facilities (heat/ac/elect),
    	appearance,
    	neighbors,
   	parking,
    	acoustic treatment,
    	and any other considerations?

    What are the priorities?

How much do people pay for such things?

What would cause you to pay more....or less?

What would make a space unacceptable?

    thanx

My experience is with rented rehearsal space in an urban area (greater
Boston) where there a LOTS of bands in need of space. Obviously, prices will
vary widely with demand/availability.

> What do bands look for when renting rehearsal space in terms of
> access,

	24 hour required

> security,

No 1st floor windows, BEEFY locks and doors. Also, landlord access
should be no easier than you'd expect at an apartment.

> size,

varies with cost. I've been in 15x15 or as big as 30x25

> height,

7' or so minimum, especially if the square footage is small.

> facilities (heat/ac/elect),

heat/electricity a must. Some places have had AC though it usually
	isn't much good.

> appearance,

	usually sleazy

> neighbors,

	usually sleazy

> parking,

off street is obviously preferable but some places don't have it.

> acoustic treatment,

foam on the walls will make happier neighbors. If there are multiple
rooms in a complex where many bands are rehearsing, some form of sound
proofing is an absolute must.

> and any other considerations?

There should be access to a bathroom somewhere in the building. If
it's next to a 24-hour gas station and there's an agreement with the gas
station owner, that might suffice.

>
> What are the priorities?

IMO price, access, and security are the biggest priorities.

>
> How much do people pay for such things?

In my experience a small rehearsal space I describe above (in an
urban area) has cost about what you'd expect to pay for a very small
apartment in the same neighborhood. The cost of the space is directly
related to the size of the space. I haven't paid a security deposit though
last months rent is important to get from musicians ;-). Security deposit
would be is good if you can get it.

I'm curious, what's the reason for your question? Are you going
to rent rehearsal space?

My band needs to rent rehearsal space right away. Do folks have
recommendations for places we should contact? Or places we should not
    contact?
