    We just found out that our first floor tenant and his greyhound dog
    just bought a house.  They moved in a little over four months ago
    but with the interst rates dropping, he was able to buy sooner than he
    had anticipated.
    
    This is a five room, first floor apartment in an owner-occupied older
    house.  Our children are grown and gone and we ourselves have a
    greyhound and 3 indoor cats.
    
    - large kitchen with pantry
    - den/dining room
    - living room
    - 2 bedrooms
    - 1 bathroom
    - nice back porch
    - gas heat
    - small storage room
    - dead end street (only 1 other house on street)
    - 2 sections of yard fenced in
    - off Route 20, 1 mile from 495
    
    We'd like to rent it as of Feb.1st but that date is flexible.  Our
    youngest son who will be home from college during the month of January
    will be stripping the wallpaper off all the rooms so my husband can
    rewallpaper throughout.
    
    We would consider a RESPONSIBLE pet owner.  The rent is $575 per month,
    plus utilities.

    This duplex is built more like a townhouse, it has 2 floors and a base-
    ment. Here are the details:

    also a closet in the hall way upstairs between the bedrooms
    
    First floor:
    Eat-in kitchen, with a bar that could also be used to eat at
    Appliances include refridg, stove (self clean) and dishwasher.

    Good size livingroom with sliders out onto a deck which overlooks

    I guess I'd better enter that my apartment complex in Willow Glen
    allows pets.  In fact, when I first moved in they allowed cats with
    no problem and were limiting the dogs.  Now, it seems, they are 
    allowing dogs too.  I just met Bessie the new dog next door yesterday.
    She's about the size of a Golden Retriever (which I consider a bit
    large for an apartment dwelling dog).
    
    Anyway, the specifics are:

    Both 1 bedroom apartments and 2 bedroom townhouses are available.
    When I moved into my 1 bedroom the rent was $650.00 per month.  I've
    been here 1 year and 10 months and have not had a rent increase yet
    (knock on wood).  I believe the townhouses are going for approximately
    $850.00  Make sure you tell them than I referred you if you decide to
    move in.  If they're giving a referral bonus again, I'll split it with
    you.
    
    My 1 bedroom is small (640 square feet) and the apartment complex is
    older but I have a huge patio and I'm learning to appreciate the place.
    The townhouses have a patio too but theirs is smaller than the ground
    floor 1 bedrooms (the 2nd story 1 bedrooms have an itty-bitty balcony).
    
    A pet deposit is required along with a cleaning deposit.  I'm told the
    owner likes cats.  The apartment manager had 2 cats when she moved in
    and then took in a stray momma cat and her 3 babies.  She kept them 
    all and now has 7 cats.  She was perfectly aware that I took in a momma
    and 3 babies and asked me regularly how they were doing.  Of course,
    when I reduced from 7 to 4 cats, I made sure I let her know.
    
    When I first moved in here, I was a bit concerned about the types of
    people living around me.  I don't know how to say this without sounding
    a bit judgemental but the type of people living around me made me 
    nervous about the safety of my personal belongings.  However, about
    a year ago we got a new manager and she has evicted some of the more 
    questionable people (after the laundryroom coin boxes were broken into
    and it is speculated the money went for drugs) and I notice that the new 
    folks coming in have a different look/feel about them that makes me feel 
    a little better.  I understand the 1035 address is a bit more secure
    than the 1061 address at the same complex.  I have to say though that
    in the 1 yr & 10 months I've lived there I've never had a burglary to
    my apartment or my car and the only time I felt somewhat afraid was
    when I learned that the laundry room right outside my apartment had
    been broken into twice and I didn't hear a thing.

    like a catbox.  But it can get cluttered and I can use some help with
    vacuuming, etc so be prepared. 
    
    Because of the breeding program I can not allow any indoor/outdoor cats
    since they could bring infection into the house (and I"m having enough
    trouble with the cat shows!)  Leash trained is fine and I will be
    doing some more work on the deck so that the cats can be allowed
    out there without concern that they can escape. 
    
    Jack and I are splitting up and because of the breeding program and
    the housing market I'm keeping the house for now.

    All of the Windsor complexes permit cats. That includes Windsor Heights
    and Windsor Meadows in Marlboro, Windsor Ridge in Westboro, and another
    Windsor complext in Waltham. However, you're supposed to keep the cats
    indoors. (Not everyone does...)
    
    Rent is average for a complex, plus they give you a month's free rent
    to start. Although I have my share of minor complaints, I was so happy
    not to have to haggle about pets, I don't worry about it.

my cats don't do any damage.  they said it doesn't matter.

    I did not have to pay a pet deposit at all.  When did you look at the
    complex?  Perhaps they have changed their policies since then.
    
    I went there two separate times to view the property.  The first time,
    a woman who was only temporary there showed me around.  I told her I
    worked for Digital across the street as we making small talk.  She
    showed me a one bedroom with a loft... really beautiful apartment, then
    proceeded to inform me it was $800/month.  Too high for my budget.
    
    About a month later I went back and this time connected with Phyllis,
    the Senior Property Manager.  When I told her I worked for Digital,
    she informed me that they offer Digital employees $40 off the rent per
    month.  Then she showed me another one bedroom with a loft, this one
    had a fireplace, an extra $35/month.  I told her I wasn't interested in
    paying extra for a fireplace and to please give me one without.  None
    were available.  So, we went back to her office to "talk", and guess
    what?  No charge for the fireplace.  Told her I had three cats; no
    problem, so did she.  She never asked for a pet deposit.
    
    Bottom line, it all depends on who you speak to.  Sometimes, the rules
    can be bent if they are desparate enough for renters.  I haven't
    thought about what will happen once my one year lease is up; figure
    I'll cross that bridge when I come to it!!

* at least 1100 sq. ft. of living space
* off-street parking (or assigned spaces)
* 2 bedrooms
* bright with plenty of windows
* lots of storage space
* $650-$750 month
* Southern New Hampshire area (prefer Merrimack)

* Hardwood floors a big plus but not necessary

and, obviously, allow 3 indoor, neutered cats.  Will look at 
apartments, condos or houses. I am more concerned about how the
space is laid out than what type of home it is.  Would prefer
tenant-at-will, but would consider a lease for a really nice
property.  Quiet, well-behaved tenant comes with excellent
references and good credit.

    long-term disability, diagnosed with MS.  She will be giving up her

    This is probably asking for a lot, but she would like 4-5 rooms on the
    first floor (or have handicap access, as she is in a wheelchair) in the
    following areas:  Pepperell/Townsend, N. Andover, or Merrimack, MA. 
    She also has a 14-year-old son.

    Karen Kolling forwarded me the following and thought I should post

    I was recently hit by a car and will be unable to get into my 4th floor 
appartment in Boston for at least a year. I have two 4 year old cats who
have been together since they were 6 weeks old. I don't want to see them
seperated! They are indoor cats and have lived in this one place almost
all their lives. 

I'd like to find someone who is looking for an appartment in Boston who
could would be willing to sublet an appartment with 2 cats in exchange for
a VERY GOOD deal on rent. The market rent to this unit was about $900 a month
a year or so ago. It may have gone down a bit now. The right person could have
it for a year for $500 (maybe even negotiable a tiny bit.)

The appartment in is in the East Fens, right behind Symphony Hall. It's 
almost ON the Northeastern Campus. It's just minutes walk from just about
everything in the Backbay, Newbury St, etc area of the city. 10 minutes to
the Museum of Fine Arts, about the same to Institute of Contemporary Arts, 
Movies, Berklee School of Music, New England Conservatory, etc.

Because I'm still in hospital it would be easier for me to get replies by
e-mail rather than in the form of postings.  I check the mail daily so
I will be able to get back to you right away. The place is available NOW
(has been for 9 weeks, actually!)

    	Many of the apartment complexes in Marlboro do not allow
    	pets, so I would strongly suggest looking for an apartment 
    	in a house (of which there are many). 
    
    	Check out the bulletin boards in your facility and the 
    	TALLIS::REAL_ESTATE notesfile (I believe #19). I'd also 
    	suggest picking up the local newspaper at lunch, the Marlboro 
    	Enterprise or the Middlesex news. Don't be deterrred by all 
    	ads that say "No Pets", in many cases they mean "No Dogs".
    	
    	There is also a ROOMMATES notesfile, but I'm not sure of the
    	note. You could look it up in $VTX EASYNOTES.

    4 1/2 years ago when *I* lived at Windsor Depths (that comes from
    having had one of their half-basement studios, many years before that)
    they were singing me a jingle about how they were allowing,
    reluctantly, only "legacy" cats: no *new* pets.  But $500 would
    probably only buy you 2 weeks there nowadays.

    It has a frost-free refrigerator, self-cleaning oven and space 
    saver dishwasher (not all of the apartments have the dishwasher;
    I pay a bit extra for mine).  There is a ton of closet/cabinet space 
    in the 1 bedroom.  I haven't seen the inside of the 2 bedroom but

    The owner is cat friendly as are the managers and most of the tenants.
    There are only 3 dogs in the entire complex and they are very small

    cats running around but most of the cats are indoor-only as we do 
    live near a very busy road.
    
    The complex itself is well-kept and quiet.  There's a pool and sauna.
    We're trying to talk the owner into adding a jacuzzi.  There are two
    laundry rooms and some small storage spaces near the parking areas.
    
    I did pay a pet deposit for this apartment.  In fact, I paid a bit
    extra because I have more than the generally accepted 2 cats.  I 
    have 4 cats.  Actually, I have 8 (4 mine, 4 fosters).  I told the 
    manager about the extra 4 I was bringing (sort of at the last minute)
    and they were very nice about it.  They knew I was trying to find homes 
    for them and even suggested that I put up ads in the laundry rooms in 
    case the other cat-loving tenants were interested.

I am *looking* for a place that allows pets (moderators, move this note if
req'd).

My job is moving to Maynard, and the commute from my home in Exeter,NH will
not be manageable. So I am looking for a room to rent until my home is sold.
I am seeking a place that will also accommodate Bumble Bea (the fluff monster),
and it kind of has to be a room because that is about all I can afford while
I am still paying a mortgage. It doesn't have to be in Maynard, but it should
be a reasonable commute (30 min. max, I'd say).

In the good old days, I might have been able to get relocation assistance, but
everytime there's a layoff, the mileage limit for relocation increases. So the
62 mile commute I would be faced with is too short(!!!)

Last year I did a lot of commuting to Maynard to work on a particular project,
and it really was brutal. I don't think I could do it again.

I should say that Bumble Bea is a good girl who finds her post/tree/perch an
adequate scratch substitute for the sofa. She is accustomed to coming and going
as she pleases but doesn't roam too far (adjacent woods & open space are what she
has now). She sleeps on my bed and, of course, knows how to use a litter box (when
the ground is too frozen). 

I currently have an ad running in the local (Beacon) classifieds. If any of
you Feliners know of someone who appreciates furry life forms, has the room and
would appreciate some extra income, please let them know that I am available!

    Sometimes it's helpful for a landlord if you offer to give them a pet
    deposit (as they're just usually worried about their floors, etc.)  And
    if the cat doesn't do any damage you get it back when you move!  It's
    worth a try (and a bit easier than packing up and moving).  But on the
    other hand the landlord may just be upset that you didn't run it past
    them initially - oh well!

	Ok, final chance.  I was asking below market value ($725)
	via the notesfiles because I was hoping to rent it to a DECie.
	I've now advertised it in the paper at $765 and it's getting
	a big response (one person who looked at it couldn't believe
	I was only asking $795, until I corrected her and reminded her
	it was $765, which was actually $15 more than I originally was
	going to let it go for, live and learn on my part).  And
	after just returning from a couple of apt complexes to get
	copies of their rental applications, it is really apparent
	the supply of rental units is low right now, and the waiting
	lists (ie. no current vacancies) at those complexes are getting
	long.  Probably due to Fidelity's new Merrimack location, and
	Oracle is still in the middle of construction ....

	Large two (2) bedroom apartment in Nashua's North-End.  The
	apartment is the upstairs unit of an owner-occupied two-family
	home.  Kitchen completely renovated 2 years ago, and the
	dining and bath rooms were also just completely renovated
	a few months ago.

	The house sits on a large lot, and because these old houses
	(estimated age of the original part of the house is around
	135 years old) are close to the street, the back yard is
	relatively huge for a house in this part of town.  The
	back yard borders on Holman Park (right about in the
	middle of the two fields that are behind the stadium).
	The city tennis courts (4 courts at this location), outdoor
	pool, and playground are a short walk.  And a great view
	of the fireworks without leaving the backyard evey 4th of
	July.  Nashua's down-town is also within walking distance
	(the top of Library Hill is near the other end of the
	street, and Nashua's Historical Society is also right on
	this street).  The Everett Turnpike (ie. Rt. 3 on the MA
	side of the border) is less than a 5 minute drive to either
	exit 6 or 7.  From the highway ZKO and MKO is then only
	another seven minutes or so (in opposite directions).

	Ceiling fans with light in both bedrooms and in the living
	and dining rooms.  All other rooms and hallways also have
	one or more ceiling lights.  No need for table or floor lamps
	(unless you want them of course).

	The apartment itself consists of:

	  - Large (13' x 18') updated kitchen with lots of cabinats
	    (with solid medium-oak doors, and one cabinat has pantry
	    style pullouts on rollers), a [6"] deep sink with a single
	    handle pull-out facuet, built-in dishwasher, and a large
	    peninsula with an overhang on the backside intended to
	    be used as an eat-in kitchen (bar stools/chairs not
	    provided).  And there's still plenty of room for a kitchen
	    table & chairs (also not provided).

	    The kitchen lighting is via an economical flouresent
	    ceiling fixture with two pairs of light tubes that are
	    on seperate pairs of 3-way switches.  In addition there
	    is a four head track light also on a pair of 3-way switches
	    with a dimmer.  However during the daytime you won't need
	    any artificial lighting as the kitchen with it's four windows
	    (two on each side) gets lots of sun in both the morning on
	    one side, and then in the afternoon on the other side.

	    The kitchen also has a phone and cable TV jack on the wall
	    where the wide peninsula begins.

	    Small broom closet between kitchen and dining room.

	    Brand new 21 cubic foot frig, brand new Whirlpool electronic
	    range, and a brand new Kenmore 3-level wash dishwasher.

	  - Seperate laundry area with hookups for a washer & [electric] dryer.
	    (A used washer & dryer is provided)

	  - Recently renovated dining room (11' x 13') now has a vaulted
	    ceiling, with a pair of windows that like the kitchen, also gets
	    the afternoon sun.  wood floor but I'm not sure of the type of wood.

	  - Recently renovated bathroom with new everything, which obviosly
	    includes the toilet (from which you can look out the window and
	    take in a view of the park), a two-piece tub & shower unit (easy
	    to keep clean) with a nice one handle anti-scald valve, water
	    saving shower head (with adjustable flow), 30 inch vanity base
	    with solid medium-oak doors, and a one-piece formed marble
	    vanity top/backsplash.  Above the vanity is a large 30 inch
	    mirrored tri-view/door medicine cabinat with a built-in 4 bulb
	    vanity light strip.  The combo bathroom fan/light is mounted
	    half-way over the tub to vent out that steamy air and be able
	    to see oneself while showering.

	  - Living room with hardwood floor.  the living room opens to
	    the dining room.  the two bedrooms are both off the living
	    room (the bedrooms are also enterable via the front hallway
	    which is where the other staircase to the other outside door
	    is).  both bedrooms and the front hallway are also hardwood
	    floors.  living room size is 12'x10'.

	  - Master bedroom is 14'x14' with a LARGE walk-in closet (5' wide
	    by 7' deep).  Freshly painted.

	  - Spare bedroom is 10'x12' with a walk-in closet (8' wide by
	    3.5' deep).

	The only pets allowed are indoor spayed/neutered cats/kitties.
	Also no waterbeds or fishtanks are allowed (keeping in mind that
	this is an old house and not designed to handle the weight,
	never mind the risk of water damage to the ceilings below).

	[Natural] Gas heat (baseboard Forced Hot Water) via a 1 year old
	high efficency boiler, and brand new gas hot water (40 gallon tank).

	Whole house (apartment in this case) fan (30" belt-driven) which
	is great when the days are hot but the nights are cool as it
	sucks the hot air out of the apartment and the cool are in.

	Almost forgot, unlike some old houses with no insulation and old
