    I was driving down Rt. 62 to the Purity Supreme yesterday and I passed
    the Maynard Motel and I realized that every time I pass it, it has a NO
    VACANCY sign in the window, but the lawn is mowed and it looks like it
    is still being taken care of.  There are curtains in the windows and it
    appears that guests could stay there at any time, but there are never
    any cars in the parking lot or lights on in the office.  It is kind of
    spooky, really.
    
    My question is: what is the status of this Motel?  Is it closed, it is
    hibernating, is it held for special events?  A curious person with an
    active imagination would like to know.

    Keith, I believe that the Motel is closed, and I don't know who
    owns it or the plans.
    
    It seems to me that with Ed Services now located in PKO3, the motel
    would be a gold mine for visiting students who now have to be housed
    in Marlboro or Boxboro hotels.

Frank,

I agree that it would be an affordable alternative for students to stay there
than at the Sheraton Boxborough, or whatever it is called now.  The place looks
like it has been taken care of and it would not take much work or money to get
it operating again.

    I work in MSO2, up the hill behind the Maynard Motel and almost
    everyday for the past couple of weeks there has been some kind of
    activity going on there.  One day there was one of those big
    construction dumpsters out side with alot of trash in it, and other
    days there has been a landscaping crew there cleaning up the lawn area. 
    There is no for sale sign on the lawn that I have noticed and I go past
    it every day at sometime or another.  So maybe someone has brought it
    and figured it would be a good investment with this being the heart of
    Digitals Training center.  Maybe they think if they clean it up and
    possibly add a small lunchenett that they can make alot of money from
    Digital.  That all the people coming from out of state going to
    training at PKO will stay at the Motel instead of going all the way to
    Boxboro or Marlboro.  You have to agree it is alot closer.

    Frankly, I'm very surprised that this property hasn't gotten snapped

One major problem with the motel is the fact that is resides in two towns,
Maynard and Acton. If I remember correctly, most of it is on the Acton 
side.

This causes some problems, as you have to have two towns approve any 
changes, etc.

I recall a time when the then current owners were trying to get permission
to expand the motel to two floors. Due to the two town approval process, 
among other things, it never became a reality. 

I figure, if Pat (Russ) Forsyth of Forsyth Reality, owned the building for
several years and did nothing to expand/improve it, there must be major
drawbacks here. He would certainly know how to get around "loopholes".

Just my 2 cents worth...

That's a shame.  Too bad no one has gotten one of the towns to agree to re-draw
the town boundaries.  I know it wouldn't be easy (all politics) but it seems
foolish to me to restrict someone's business because of an arbitrary line
drawn in the dirt many years ago.

If neither town can agree, then both towns lose out.

    Before you get carried away, you should know that there has never
    been a problem with the motel with respect to dealing with two
    town governments.  
    
    The only thing even close to a problem was the time many years ago 
    when the then owner wanted to put in a lounge on the end of the motel.
    He first applied to Maynard and was shot down.  Then he turned the
    plan over and applied to Acton.  Lost again.

Frank, I'm not getting carried away (can't speak for others), but from just
your last reply it sure sounds like there's a problem there somewhere.  Seems
to my naive mind that these "non-"problems would have worked themselves out a
long time ago.

There's probably a lot more to this motel story than I'm seeing/hearing here.
But, if there's a need for a local motel, and there is a potential clientele
out there, yet the motel in question is not active, then it seems to me
there might be a problem somehwere.  

As Norma (I think) said a couple of replies back, the realtor himself has not
gotten around these "non-"problems.  You've got to wonder why.  I do.

Which do you think was there first, the town line or the motel?

    With all due apologies, I again state that there has *NEVER* been
    an issue with the motel that involved a dispute between the Towns
    of Maynard and Acton.  With the exception of the application for
    a liquor license that I mentioned previously, all of the talk in
    this note about political difficulties between Acton and Maynard
    regarding expansion and/or renovation proposals are just the
    figment of someone's twisted imagination,
    
    Aside to .8-  "maybe a bigger pay-off is needed" is a tad offensive.
    I don't know where you live, but in Maynard we have solved that
    potential problem with our new Town Charter.  I would be more than
    happy to send you a copy if you'd like.

Sorry Frank, I got that info from the then owner of the motel, as I was working
there at the time. Could it be that the owner was not telling the truth?

Go figure...

I apologize if I started a rumor, it wasn't my intent.

    Norma, I certainly don't blame you for passing on what you may
    have heard.  It's just that in my experience so far in town 
    government in Maynard, I have not seen any instances of any 
    stonewalling or beaurcracy that would discourage a business from
    expanding or improving itself.  In fact, I have seen the opposite
    from the Selectmen and the Planning Board.  Both groups have been
    working hard with the Chamber of Commerce and the merchants to
    bring business into Maynard, not to chase them out.  As I'm sure
    you've noticed, the DPW has concentrated this year in mowing
    and bark mulching the various green spaces around town to make
    the Town more attractive to both residents and shoppers.  The
    Selectmen have met with representatives of the Mall to discuss
    parking and we have sent out a few letters on our own to major
    franchises that have expressed interest in locating in Maynard,
    offering our support and cooperation.  
    
    I believe that the Maynard Motel can be an asset to the Town and 
    if the owners have a plan to expand or re-open the Motel, I'm sure 
    that the Town of Maynard would cooperate fully in this effort.  I
    just don't want noters to get the impression that the Motel is 
    sitting idle because of some governmental red-tape.

Frank, I never intended to imply that town governments TODAY were holding 
back from introducing more business to our area. I just made a comment 
about what I heard many years ago.

I have been wondering for years, why the motel hasn't made a come back. It 
is a shame to see it sitting there, not being utilized.

Can we both agree that we both would like to see this business thrive in 
the near future? And that the town governments are working in the same 
direction?

Now, can we be friends again?  :-)

Frank, and others here.

I never meant my note to be offensive to anyone.  It was intended to be
"tongue in cheek" but I left out any smileys.  Call me cynical, but I
based my note on the info related here, which the writer said she heard
from the owner of the motel.

I assume there is a real need for a nearby motel because of DEC's business.
Because this particular motel is already built and (I'm guessing) readily
available for occupancy, but is sitting idle, and because the other noter
related her account it appeared there is in fact an underlying reason for
the motel to be sitting idle, which isn't obvious to me .  Certainly the
town(s) can use the income from an establishment such as this.  I don't see
any indication here or elsewhere that _either_ town is doing anything to
try to make this happen.

Thanks for the offer of a copy of the Maynard Town Charter, but I'll
respectfully decline.  (I don't know what I'd gain from reading it.)

The rumor I heard last Thursday (from a real estate agent) was that the
Maynard Motel was being considered as a site for a new Wendy's!  I like
Wendy's...but...I think the town needs a motel more than another fast food
restaurant.
