    I'm redoing an entire bathroom and need a good, reasonably-priced
    (ha!) plumber who works in the Littleton area.  Any suggestions?

    Try McNulty Plumbing.   772-3786.   They're in Ayer.   They're doing
    work for me in Gardner (one of their plumbers lives out there) and
    are very cooperative.   Note that "reasonably priced" and "plumber"
    are mutually exclusive terms (much like "military" and "intelligence".)
    They are, however, competitive, and will work with you if you're
    doing the rest of it yourself.   They do the rough-in stuff (water
    and wastewater lines), connect the water lines to the supply, and
    put the tub/shower in place.   At the completion of that, they expect
    2/3 of the money.   They also delivered to me the toilets (so we
    could match colors without having to carry around a 400 pound cast
    iron tub). You call them back when you've got all the flooring and
    vanities hooked up, and they then hook in the sinks and put on the
    rest of the fixtures (like bath faucets), and then they expec the
    remaining 1/3 of the money.   The only problem I had was (talking
    on the phone) conveying exactly what I wanted.   They ordered (and
    installed) the *wrong* shower base.   Looks like they are going
    to order the right one and swap it out (their fault, not mine).

     Recently I wanted to replace an old water tank( about 17 years old ).
I think a water tank that long must be also rusty inside.  Before I called
upon George Torigian( the name and phone number from this note file ),
I found out the listing prices for a Goulds Aqua-Air water tank, model WX202
( 40 gal. ) is $117.90 and model WX203( 80 gal. ) is $179.90 from a plumbing
and heating supply store.  Another plumbing and heating supply store had a
different model of 40 gal. water tank from a different manufacturer, in fact
it was sold for $92( not quite exact ), and they told me that they could put
it in place for me in two hours.  Since I like the Goulds' product, I had Gorge
come to my house and asked for an estimation on both water tanks I mentioned
above( I didn't tell him I already knew the listing prices for the part).
Most plumbers don't do the job if you buy the part yourself.  Four days later
after I called him again, here are the payments he asked:  for the WX202 is
$420 and WX203, $499.  I didn't argue with him about why he asked so much - he
has the right to ask anything he wants.  But I certainly don't want him to do
my job.

    We've just had a gas line installed to our house. We contacted George
    Torigan first and then Butch Guillemette for gas furnace installations.
    Both were coming to our house to give an estimate. After the time he
    was due to arrive at our house, George called to say he couldn't
    come but would show up the following morning. He never showed nor
    did he call again and even if he did call we were going to tell
    him to go do something with his pipes. 
    
    Butch, on the other hand, was really nice on the phone and then in
    person. His estimate was quite reasonable, we think. We will probably
    go with Butch and will report the results after work is complete.

    Butch was supposed to install a new gas furance and tankless water
    heater in our house tomorrow.  Last night he called to say he isn't
    coming because he got another job!?! and couldn't come for another
    6 weeks.  My husband was so pissed he didn't ask him more why's
    and told him to forget it, we didn't want him.  What a jerk. He
    probably got a job doing a subdivision or something where he could
    make a lot more money so he cancelled out on our job.

    First of all, I'm sorry that Butch was unable to work on your furnace
    and I understand your frustration.  I do know that he was not off
    somewhere making more money as he was at my house. Butch is a friend
    of mine but I am not making excuses for him, he should have explained
    what the situation was.  I have been doing an addition (actually
    re-building my house) and part of the project has been conversion
    of my FHA heating system. As you know, the past week has gotten
    a little bit chilly and has created a lot of dampness, especially
    in unheated homes (at least mine).  My youngest son has had some
    health problems over the past few years and with the latest weather
    has begun to have more problems. Butch has put in quite a few hours
    after his regular job and on weekends to help me out and I believe
    his attempt to get heat into my house is commendable (but definitely
    has created a problem for you). I apologize for the inconvenience
    to you and hope that Butch's credibility is not completely ruined.
    I plan on speaking to him about this but have no idea what the 
    outcome will be. Good luck and if you decide to give him another
    shot, maybe things will work out a little better.

    It certainly is a small world!  Thank you for letting me know what
    the story was. It does make me feel better knowing Butch's
    heart was in the right place.  I don't think you have anything to
    apologize for. You had an emergency and Butch responded to it. It's
    not surprising something on the other end would have to be dropped 
    but I don't think it was necessary for the drop to have had such a 
    heavy thud when landing.   In my opinion Butch did that all by himself.
    We are pretty reasonable people and had he communicated this to us we 
    probably could have worked something out.  We had booked this date
    with him 6-8 weeks prior to and in my opinion he's not being
    responsible when he calls two days before the scheduled date, cancels, 
    and offers no explanation. When my husband asked when he would
    reschedule he said he couldn't make it for ANOTHER six weeks (again
    giving no reasons why). We're also putting an addition on to our house
    and are also converting our heating system, which Butch was aware of.  
    It is now mid September and we're very anxious to have this completed
    and another six week wait is not very acceptable to us.
    
    
    * Epilogue *
                                
    I just talked with my husband. He had been calling around to plumbers 
    today in order to find someone new and the plumber he talked to
    representing one of the company's he called was none other than
    Butch!! (Really is a small world.)  Now that I reread .11's note
    where it is said Butch has put in several hours after his "regular
    job" it is beginning to make more sense to me why Butch wasn't able
    to do our job (on his own time) for another six weeks. Maybe he
    didn't want us to know he had another job but it certainly would
    have made things easier for us had he been upfront about it.

    Last week my very old boiler died; crack in the cast iron liner.
    
    Even though the boiler was about 50 years old, it was an unexpected
    situation.  Also with a newborn in the house, I didn't feel that
    I was in a situation to do a lot of shopping around.
    
    I called 6 plumbers; 3 returned my call and two were able to show
    up that day.
    
    The original system was rated at 175K BTU; this is a small three
    bedroom house and had such a large system because energy costs were
    totally irrelevant when that system was originally installed.
    
    One of the plumbers insisted that I needed a replacement unit of
    the same size. . .
    
    The other plumber, D'Agostino, in Waltham counted the number and
    size of the existing radiators plus made allowances for future heating
    as we remodel the walk-up attic.
    
    D'Agostino gave me an estimate of $2,895.00, which was for installation
    of a new cast iron boiler (gas) rated at 125K BTU plus installing
    a pump (new system is forced hot water); old system was hot water
    by gravity.
    
    He showed up when he said he would (8:30 AM the following day);
    had the system operating by early afternoon and removed the old
    boiler.  He was neat, efficient and held to his estimate.
    
    I am very happy with his work and will certainly use him in the
    future (for any work that I don't do myself) :-)

    I live in Shrewsbury and have used two plumbers with very good luck.
    
    	1.  Don Murray Plumbing and Heating.  Don is in Whitinsville
    	    (sp?).  His number is in the Worcester phone book and the
    	    Voice.  Let me know if you can't find it.  I have had Don
    	    do numerous jobs around the house and have been totally
    	    satisfied with his work.  His prices are reasonable, I
    	    think the last time he was out he charged around $22/hour.
            He likes anytype of plumbing except emergencies..Many of
    	    my friends have used him with no problems.
    
    	2.  Having hard water in Shrewsbury means we have at least 3-4
    	    emergencies (pipe leaks, etc.) a year.  Since #1 can't 
    	    respond that quickly, I use V.P. Flynn Plumbing from
    	    Shrewsbury for emergencies.  He's a little more expensive, 
    	    but comes right away, usually within a day.  Hope this 
    	    helps you out.

    I recently used Harry J. Ayotte & Sons, Plumbing & Heating, Inc.
    N. Chelmsford, MA 251-1000.  We converted to gas and they installed
    a gas boiler, did all sorts of repiping, added a zone, installed
    a gas tankless water heater, gas dryer, and did some baseboarding.
    Two plumbers worknonstop, did excellent work and were very nice
    guys. We think the price was very reasonable and they did the work
    within a week or two of our call.  Our experience with them was
    completely positive.

Nice guy.  Reasonable rates.  Recommended by a friend who was 
impressed with the job Larry did on his outdoor pool installation.
I've used him for replacing old turn-offs, and replacing a sink.
Good, honest, swift work.  Any he likes to talk about what he's doing.

    Spelling may be wrong, but he is a great craftsman when
    it comes to plumbing.  Rates are good and he came to 
    our house on a Saturday to do some work for us.
    When I have a house built, Butch will be the guy to do the
    plumbing.

    B&B in worcester was sub'ed by the heating contractor that put in
    the furnace for my addition, and they did a good job.
    
    Flynn in Shrewsbury did all of the rough plumbing for the addition;
    I thought he was good at the time, but have had some problems with

If you want your plumbing to be a work of art, something that can be
photographed and put in a textbook, hire George LaRose, from Methuen,
MA, 689-9515.  He does plumbing as a craft. He is expensive--$30/hr for 
helpers and $35/hr for himself, but he uses high quality materials and 
things are done right.  

The story goes that another resident of Andover had his whole house
plumbed by George and later needed to change something minor.  George
was not available, so he called another well-known plumber.  The guy, in
his 50s, came over, took a look at the plumbing and said "I'm not going
to touch it.  That's a work of art.  Anything I'd do would be a
sacrilege.  That guy ought to be teaching the craft. He picked up his
toolbox and left." 

George works with the "purist" contractors in Andover.  (You know, the 
ones that use 2x6 construction, over-engineer everything, and do mitre 
joints that have no gaps...)

    You could go the Sears route or if your water tank is gas then
    the utility company may sell and install them. Their units
    are usually a little more expensive but their easy to work with
    if something should go wrong.. If you go to a retail store they 
    should be able to offer some suggestions of plumber. I recently 
    needed to call a plumber Mike Baia from Billerica, 663-2754 (I'm 
    pretty sure of the number but could be mistaken) he was quick,

    I know Dick has been in business for 20 years and has established
    a reference network enough for him to handle year-around. But I
    just feel that someone in Billerica/Tewksbury area can benefit from
    this info.
    
    Dick completed remodeling a kitchen in our downstairs last year. He not
    only did the plumbing work, he also did carpentry work such as
    installing sink, and raised the sink base cabinet to level the counter.
    The best part of him is that he designed the layout of the kitchen to
    get the max use of the little tiny space we have in the laundry room.
    He added a kitchen, unbelievable. Of course we started the plan but he
    revamped most of it, he suggested to take down the storage room (we
    never dare to be so bold) and make room for cabinet and refrigerator.
    Now all appliances are in one room and even though it is small, but
    complete.  Not to mention he volunteered to put in a safety switch for
    our washer, (to shut off water when not using the washer). he said we
    will not regret that. 

       We have other projects he had also involved but I better stop
    here.
    
    He is very down to earth, and he is very reasonable in price and
    schedule. He is usually booked 2-3 weeks ahead of time and he will let you
    know where you are in his schedule. He leaves room for emergency
    calls and therefore, he plans those things ahead. He has been in
    the plumbing trade for 20 years. A very good fellow!

    ps. His partner Paul Heider (851-2652)in Excavation business works with
    him closely, I had him done an estimate for underground pipes but we
    changed the plan. I don't have experience with him but thinking he
    probably is good since Dick works with him.

He worked very reasonably and neatly, though sometimes at odd hours 
(like Sunday nights). He is very busy around Lancaster, and sometimes 
seems hard to get. He stuck to his estimate even though the work 
turned out to be considerably more complex than the original drawings 
indicated.

Having just played with the contractor's notes jogged my memory...

When we built our house, we were able to get recommendations for every 
contractor except a plumber.  We closed our eyes and picked one out of the 
phone book, and he was the most reliable contractor we dealt with.  He came out 
and looked at the house, and gave us a detailed, exact-price contract.  I.E. 
the contract said "this is what it will cost, period".  No estimate, no "if we 
run into unforseen difficulties", just "this is what it will cost".  He came 
when he said he would, called when he said he would, and did an excellent job.

There was one caveat in that he tried putting in a new kind of pump for our 
set-tub in the basement, which didn't work well.  It took a bit of calling on 
our part to get him back to replace it.  But all in all, I found him excellent 
to work with and would (have) use him again.

  A word about Andy Moir-- he does grat work but make sure HE does the work.

  I hired him to come back to do the finish work on my kitchen and a "helper"
  of his ended up doing most of the work.  I could have done better work than
  the "helper".  

  This applies to all contractors, make sure the person you hire to do the
  work does it, not some kid who needs a few extra bucks and is free that day.
  Contractors like to have multiple jobs going on at once, so they try to get 
  away with this.

Plumber in Milford, NH area...

I highly recommend Gordon plumbing.  I contracted with them to do the rough
plumbing for my upstairs bath, run a second zone for my upstairs and hook
it up to my FHW gas furnace.  They did all of the finish plumbing which included
the bathroom fixtures(Cast Iron Tub, Toilet, Fixtures...I supplied the lav), and
all of the FHW registers for 3 Bedrooms and a bath upstairs.

Price: 	roughly $2300, his estimate was about $2000 cheaper than Mr. Masi's and
the job was quite good, in fact at least as good as Masi.  In fact all of the
work Gordon plumbing did was of better quality and used better parts than the
original contractor used when the house was first built.  The plumbers were
easy to talk to, didn't pressure sell anything I didn't want and they were
punctual and they worked at a good pace.

I am really pleased with thier work.

    After reading the available notes (my original reply was moved to this
    note by the moderator), I called "Masi Plumbing" to do the work.
    They arrived the same day, fixed the problem (including guaranteeing
    the work for 1 year (parts and labor) - that's a surprise!).  They only
    charge $35.00/hour (A LOT less than in California, BTW).  The plumber
    was on-site a little over an hour, total cost (parts and labor) was
    $49.00 - not bad, I guess.

 Pete was subcontracted by Woodside Builders to do the plumbing for a major
 renovation of our two bathrooms in Groton (see referral in the general 
 contractors note).  He also did a number of other miscellaneous plumbing jobs
 for us while he was there.  Since we were moving the locations of the
 bathroom fixtures, there was a significant amount of work involved.

 Before Pete started, he gave us a very thorough overview of what he was
 going to do and pointed out all the options and tradeoffs.  He made sure
 he understood exactly what we wanted and where the fixtures were to be
 located (I provided all the fixtures).  He Always showed up when he said
 he would, which meant he never was a bottleneck during the remodeling.
 He also went to great pains to make sure we always had sufficient "facilities"
 to use during the remodeling of our only two bathrooms.  He also made sure to
 keep us well informed of where he was at and what he planned to do next.

 Pete takes great pride in his work and it shows.  Everything was done right
 the first time and the quality of workmanship is excellent.  If you're
 looking for a dependable customer-oriented plumber who does great work,
 give Pete a call.

Check out Claflin-Donohue (508-754-5331) in Worcester Mass. They're
more of an oil company but their goal is to sell oil and they have
contractors available to do the installations. Ask for Bob Carlson.

The nice thing about them is that they'll come in, spec the house,
design a system, coordinate the installation and FINANCE it to. Their
pricing is competative and they do quality work. The financing deal is
GREAT, 25% down and they'll finance the rest for 24 months 0% interest
and it's "loan" with them, NOT a "HEAT" loan with some local bank. 

FYI... A complete 3 zone system plus an Amtrol Hot Water maker for a 3 
bedroom ranch, including 1/2 basement ran about $7500. They also use 
quality materials, Weil Mclain boiler, Becket burner...

I recently used Scott Campbell of Westford, MA for a conversion from oil heat
to gas heat. He was very flexible (willing to let me buy my own used equipment
or provide it, which ever was cheaper) and did a good job. I was very unsure
at the start of what I wanted done (new furnace or conversion burner) and he
helped me decide and was willing to give me quotes on different options so I
could compare prices. He's just gone out on his own (used to work for Coldwell
plumbing & heating in Acton which gave him a good reference) but seems 
knowledgable. His price was very good (I think he charges $25 per hour). I got
bids for the whole job and most were about $1200 while his was around $900.

I think finding a good plumber is like finding gold!  I have had a very
BAD experience with a plumber from Manchester that my realtor and my seller
recommended, to the point of having to call the local building inspector
and the state plumbing inspector.

I now need to find a reliable and reasonable plumber to come in and fix the 
damage that this young man did to my bathroom and make sure that what hasn;t
broken wont break!

Can anyone recommend a good plumber that will work in the Brookline, NH area.
I would like some personal references....

    Another recommendation for Pete Penniman (Leominster, MA, 508-840-1146).
    We built a 20x16 family room off of our kitchen (in Wellesley) and
    completely remodeled the kitchen.
    
    We subcontracted Pete to do the plumbing for the kitchen which involved
    moving the kitchen sink and ventilation pipe (a major headache since
    the wall it was located in was to be torn down and left open), fixing
    some problems with the upstairs bathroom tub which was causing some
    damage to the kitchen ceiling, and a few other miscellaneous jobs.
    
    Pete does quality work at a fair price.  He was always very polite and
    took the time to clean up any mess that was made.  Perhaps the best part
    of working with Pete was that I felt I could trust him and he was
    excellent at returning calls and showing up on time.  My wife and I are
    very relieved that we now have someone who can take care of any future
    plumbing needs.
    
    I highly recommend him.

    Need a plumber -- wow do I need a plumber!  In the GRAFTON area...
    
    My bathroom toilet upstairs won't stop overflowing after it's been
    flushed -- spills out the back.  Tried adjusting the chain several
    times..works ok for a while then goes right back to overflowing.
    Toilet is probably as old as the house -- about 20 yrs.  May need
    new inerds?
    
    Sink upstairs in other bath needs copper piping fluxed..
    
    Kitchen sink pipe is PVC and seems to have loosened up seals in
    two spots.   Have to keep a pail under there whenever I run the dish-
    washer or use the sink.  
    
    What should I expect to pay per hr for a plumber?  Before I hire
    someone, anyone have any suggestions on other things I can do to try
    and fix the problems by myself?  Some good books on "HOW TO"...?

I suggest you get the plumber in before trying it yourself. Toilets and stuff
can be tricky if you're a novice.

I live in Grafton and have used Andy Moir (see note 2025.42). He arrrives ON
TIME which is a big plus in my book when it comes to repair folks. He also seems
to know what he's doing. Last time I had Andy come about (about a year or so) he
charged $40 an hour.

Another recommendation for Larry Joyce, Joyce Heating and Plumbing of Hudson MA.

Larry has done excellent work at my home on three occasions.

Repaired a hairline leak that the previous plumber had left.

Replaced hot water heater and installed a new outside faucet.  He was able to
get a prorated warranty rebate on the old water heater.

Installed three sinks, a disposal, and two toilets in our bathroom and kitchen 
remodeling projects.  Reconnected the gas for our new gas stove.


He arrives on schedule and is very reasonable.  Larry was good about allowing us
to purchase our own toilets and faucets at Home Depot.  We followed his
recommendations on purchasing quality products.

    I want to put in another recommendation for Bob Dolan in Marlborough.
    485-5397.  He's done two jobs for me and I am extremely happy with the
    results.  He held to his estimate on both jobs even though it took him
    slightly longer than expected.  The second job was a water heater 
    replacement on a Saturday.  Not wanting to pay weekend rates, I left a
    message on his machine instead of paging him figuring that I'd set 
    something up for Monday.  He checked his messages and called me back
    within 20 minutes.  Then he agreed to charge me normal rates if I helped
    him carry the old tank out and the new one in.  That way he didn't have
    to pay a helper.  Plus he's a real nice, down-to-earth guy.

	Out of curiosity, how much did this job cost you?
	I'm curious because a friends water heater failed
	(significant leak) over the weekend and I'am curious
	how much I saved them for installing a replacement
	one for them.
