2004.135Fitchburg,MA Gen'l Contractors?CONDOR::REILLEYWed Jan 08 1986 13:5516
Does anyone have any recommendations, either Pro or Con, on any
General Contractors in the Fitchburg, Mass area ??

My wife and I are planning a major remodeling project for this spring
to add on a large Family Room to our 90+ year old home. It will also
entail major electrical work in the main house including a new
service panel, and replacing our oil-fired furnace.

Due to time limitations and a definate lack of DIY experience, we feel
a General Contractor would be the best move for us. I'd appreciate
hearing any comments/opinions concerning G.C.'s in the Fitchburg area.

Thanks.

Tom

We are currently having a house built and are very pleased with everything
that has been done so far. The quality of the work is excellent and the
builder is more than willing to talk with you about what he is doing and
why. His name is Paul Silvester, SILCO Inc. in Clinton. I don't know
what his availability is.

I know this reply is almost 4 months later, but just in case...

We used a contractor/builder from Ayer to build a 600ft2 addition
on to our house. He did an EXCELLENT job, was great to deal with,
and also was by far the most reasonably priced of all we talked
to. His name is Richard Gerace, owns RG Construction, phone
    772-2982.

Thanks, Dave. Unfortunately we've had to postpone the addition
until next year. We're too financially committed to several other
things this year and we'll just have to wait until next year to
try doing it. The information will be stored in the old memory banks
    for future retrieval...  :^}

    Thanks.

2004.140Re-opening this oldie...WELFAR::PGRANSEWICZWed Apr 22 1987 15:1318
My brother is having a second floor added to his ranch in Ashburnham.
He is currently getting estimates from several contractors, and
they are varying greatly! ($10,000 from highest to lowest right
    now).

I'd like to know if anybody has any comments, positive or negative
concerning the following contractors in the Fitchburg area.

			Awtry Construction
    			JW Construction
Joe & Vic Albert (father + son contractors)

Also, if you've had this type of work done in the past, please let
me know who you had do the work if they are in the greater
    Fitchburg/Gardner Mass. area.

    Thanks,
    Phil
2004.141More recommendations?CHEAPR::SCANLANDI'd rather be driving a ...Thu Jun 18 1987 17:0120
In keeping with the policy to minimize new notes I'll try to revivee
this subject.

I would like recommendations for carpenters/contractors in the
Fitchburg area. My enclosed front porch is in need of extensive repair.
The 2"X8" foundation boards need to be replaced as they have been severely
damaged by water and subsequent carpenter ants. I would probably attempt this
on my own except that there is a supported roof involved and the deck
is eight feet off the ground. I don't like heights. I know eight feet
isn't bad but that's just the floor. The roof is at about the 20 foot
mark. As I see it, temporary supports will have to put in place, old rotten
foundation removed, and new 2X8s put in place. From here it's not
too bad.

The carpentry here is not really that tricky. I just don't want the
whole structure to fall down so I do want someone who really knows what
they're doing here.

Advance thanks,
Chuck
2004.142Small contractor problemEPOCH::JOHNSONWhoever dies with the most toys, wins.Thu Jul 02 1987 11:5926
About a month ago my contractor and I signed a contract for some
renovations to our house. The start date was set at 6/22. By that
time, I was obligated to do some demolition (remove ceiling, interior
walls, windows). He couldn't show up on the 22nd and has put us off
    since then.

Last night I spoke with him and found that his partnership will
be dissolving when they finish the job they're on (about the end
of July). The one partner I have been dealing with said that they'll
do my work as soon as that job is done.

A few years ago I had the same company do about $60k work on the
house but I dealt with the other partner and I would like the latitude
of dealing with him again as I've lost confidence in the one I executed
    the contract with.

There are no penalty clauses in the contract. Does anyone know
what my alternatives are? I plan on taking the issue to my lawyer
but thought I'd see if anyone here learned from a similar experience.

    Thanks,
    Pete

P.S. If anyone knows of a good contractor who's available in the
Shrewsbury area, pass the name along. I may have to open this up for
    quotes again. Thanks.
2004.143Who is the contract with?VIDEO::DCLDavid LarrickThu Jul 02 1987 13:2714
It may be important to determine whether your contract is with the
individual, or with the partnership/company.

If the former, you're (basically) obligated let him do the work, and to pay
him for the work if he ever performs it. Under the circumstances he might
be good enough to tear up the contract at your request, but if he's
dissolving his partnership and continuing on his own he's likely to be
hungry for work and/or cash.

If the latter (contract with the partnership), and the partnership/company
formally/legally dissolves, then you may be off the hook, i.e. free to
enter into a new contract with whomever you please.

I'm not a lawyer, and don't even look like one.
2004.144USMRM2::CBUSKYThu Jul 02 1987 13:417
Since its after June 22nd and they've also indicated that it will be
end of July before they get there, I'd feel free to cancel the
contract. That is... if you really want to re-negotiate with someone
else. Don't forget that the price may go up, and the start date may now
    be August, September, October...!

    re: .2

Yeah, those are the hard issues I have to deal with (new possibly
higher price and when can the work be done). The start date wasn't
specified as part of the contract because there's no sense specifying
it unless there's a penalty clause attached, and NOBODY will touch
a contract with a penalty clause in it.

For now, I'm going to hang on to the contract and quietly solicit
prices from other builders. Will also check with my lawyer to see
if I'm liable if I don't cancel the contract right away, soon after
I learned that we'll be delayed as much as we are. I suspect that
not saying anything would indicate default agreement.

    Pete

P.S. I'll post accurate legal info here if and when I get it.
    Maybe others will benefit.
2004.146An update ...EPOCH::JOHNSONWhoever dies with the most toys, wins.Thu Jul 23 1987 15:2142
I'm kind of back where I started:

The partnership did indeed break up last Friday, with the guy I
negotiated with retaining the company (so the party I contracted
    with is still in existence).

But ... I went to my lawyer and he said that a key ingredient of
any contract is missing: dates. I explained that I hadn't put dates
in because what's the sense if you can't attach a penalty clause
to them, and he replied the sense is that they're a required component
in a contract and don't need penalty clauses. So from a legal
    perspective there is no contract.

The partner who split off is the one I'd MUCH rather work with and
he agreed to price the job for me and then decide if he wanted to
do it. He's mulling over whether or not he wants to work for someone
else or go back in business for himself (he's between 50 and 60
and isn't sure how much pressure he wants to deal with in the future).

The guy I have my 'contract' with (a) doesn't know that there's
really no contract, and (b) told me that the earliest he can start
now will be 8/24. When I mentioned this to the other guy (the onle
who split) he said there's no way they'll make that start date and
he's been right every time so far, so here are my
    plans/hopes/assumptions:

Hope: the independent will decide that he'll do the job because
he'll then have several more weeks to ponder his future while
    collecting a paycheck besides!

Assumption: the new quote I get will be for less because the
independent doesn't have to factor in profit for the partnership
(and all of its overhead like vans, tools, etc. - I think they have
5 teams, each with a saw, ladders, nailing guns, etc.).

Plan: string the first company along until the independent starts
the job. If he agrees to start, I'll be sure to have dates in this
contract and I'll just call the first company and tell them to firget
the job. If they complain, I'll have my lawyer do my shooting for
    me.

Lesson: PUT DATES IN THOSE CONTRACTS!
2004.147Case closed (I hope, I hope, I hope!)EPOCH::JOHNSONWhoever dies with the most toys, wins.Thu Sep 03 1987 11:5214
    Update:

Work started Monday with the original company. Before I gave him
the first check, I had him add start and finish dates to the contract
and then sign and date it again below all that.

By all indications, this is going to work out O.K. as long as he
keeps plenty of labor on the site. The old room has been gutted
and rebuilt, windows should be installed today and the deck should
    be started today.

Unless something goes awry, CASE CLOSED.

As I've mentioned elsewhere, I'm having my steel-frame casements
replaced with Andersen Double-hungs. I had several contractors who
were recommended by Mullen and Larkin come over to do estimates.
I thought It would be useful to post my impressions. These are all
carpenters. [moderator, delete if you feel this is inappropriate]

Jeff Evans: 443- 3114 Very professional, sharp, and capable, though a
bit steep. Referred me to a similar-style house where he had just done
window replacement. Looked ok, but I don't think he had done many of
this type before. Probably be real good on a standard-type job.

Bob Harrigan: 481-6443 Fairly professional and knowledgable,
reasonably priced, but works with only one other person (said he had
trouble keeping an eye on what a larger team was doing), I think he
would be a good choice for small/medium jobs.

Bob Keene: 562-7273: Seemed competent. But when he called with his
estimate he was still confused about the job, and gave an estimate of
1/2 the time and 2/3 the cost of the next lowest bid. Someone you
might have to work more closely with.

I can strongly recommend Maurice Colonna, of Colonna Remodeling
in Worcester. His number is 752-5518.

I hired him to do a complete rebuild of a large wrap-around porch
on my older Victorian house. His skill, attention to detail, and
professional businesss attitude were a refreshing change from some
of the others we got quotes from.

I've never seen any of the kitchens or bathrooms he has done, but
he did tell me that they comprise about 75% of his work. He took
my job because he liked old houses and it gave him the opportunity
    to do some serious carpentry.

I visited one of his references before I hired him. He had built
an entire addition on a very nice house in Shrewsbury. The people
there couldn't say enough nice things about him. Again, I was
impressed with the craftsmanship on both the interior and exterior.

If you'd like to see his work, I'd be glad to show you our porch.

(a lot less than other quotes) - work was excellent and he was
very dependable, was there when he said he would be. Specializes
in small jobs (decks, room remodeling, and woodwork), which was
something a lot of contractors I contacted weren't interested in.

    He comes recommended highly.

Another vote for Jack Deardorff, note 2005.7

Thanks to Doug Stell who listed Jack's name and number, I got a
number of small jobs done for a very reasonable price.

    I would recommend him.

Earl Midgley in Sudbury MA (443-8525)

Earl's crew (two older, skilled carpenters) ripped out my steel frame
single-pane windows and put in andersen double-hungs. I have also
seen his work at other similar houses (where he put in casements).
We are very happy with the work. Further, he was very clever at
finding efficient clean ways of doing hard things (like taking out the
old windows). He generally likes to do 6-figure renovations, 1 or 2 a
year, but he likes a few small jobs (replacing doors, windows,
finishing additions, etc) to keep his men busy. He was very
reasonable, and always showed up (his men were in the house every day
for about 2 1/2 weeks). Two things you have to get use to - he mostly
supervises (which is ok because his men are good), but he does stop by
every day or two at which time it was easy to raise concerns I had.
Further, he doesn't use contracts, etc. But he did keep to cost and
leave me a happy customer. He's also the asst building inspector in
Sudbury and Wayland. I found him because he did the windows for a
neighbor, and finished a major addition for another neighbor who's
original contractor had skipped. He doesn't like to take on
additions himself. So, if you are in this area, and have a good
fill-in (or a 6-figure renovation) - give Earl a call.
2004.17Dean Bliss - WellesleyBINKLY::WINSTONJeff Winston (Hudson, MA)Thu Jul 14 1988 15:0846
[Reposted with phone number and typos corrected -original note dated 2/88]

Dean Bliss 431 1351 - for a unique carpentry experience. He does all
jobs, huge and small. But:

For smaller jobs that require real skill, he takes them on in the
evening, provided you sign on to be his helper. Its fun, you
save $$$, and you learn a thing or two. Follow...

As noted in note 2083. I had a 'ladder' over a 1/2 staircase that I
wanted to convert into a like staircase. This required tearing down
the stairs, removing the backing plasterboard, cutting out the floor
of the upper level, building custom stringers and step sizes, putting
in the steps, and re-blueboarding the bottom of the steps (the ceiling
of the lower staircase).

Structural carpentry is not my forte. I had some carpenters come in,
they all said it was 2 men for 2 days. Then Dean Bliss stopped by.
Said if I would help him, he could do it himself in one evening. I
showed him all 4 of my thumbs, but he was not dismayed. Since it was
just materials and his labor, he quoted me about 1/2 what everyone
else did.

So, before he came, I tore down the old steps (destruction is easy).
He arrived at 8:45 (yes, 8:45PM) last night, with all his equipment
and materials in a 16 fft. truck. He got right down to work. By 2AM,
he was patching the blueboard. All he needed from me was 'unskilled'
labor (hand me my tool, hold that board, etc). My wife made the
coffee. I learned A LOT about how to make steps, and He did an
excellent job. (I'm doing the finish painting, moulding, etc.)

His day job involves doing big renovations (whole kitchens,
restaurants, etc), with his 5 man crew But he likes to take on these
small night jobs for the fun (he calls it relaxing), I'm sure the
bucks are a motivation as well. He's a an upbeat guy, appears to
really know his stuff, and, if you have a job that's just beyond your
skillset, but really isn't that big, and you are willing to do the
prep/cleanup/finish yourself, but need a pro for the hard stuff, and
want to learn a thing or three, I recommend you give him a call.
/j

(PS: I would assume that if you hired him and his crew in a day job
capacity, you would get the same quality, but I have no experience
base).

2004.18Dean Bliss Recommendation #2CRETE::MANNFri Jul 15 1988 12:3230
I can second the recommendation for Dean Bliss. Based on Jeff
Winston's note, I took a chance on Dean with a small project I
had & it worked out great.

Although I have the skills and knowledge to do on my own just about
anything that I would hire Dean for, I know that it would take an
inordinate amount of time to get it all done on my own (completion
would be done in some future life). Therefore, what I first read
in -.1 (Jeff Winston's memo) was very enticing.

Dean was pleasant to deal with on the phone, arrived when he said
he would, was great to work with, and showed me a few tricks as well.

In fact, he is coming back out to my house in Westborough next week
during the day so the two of us can tackle the rebuilding of the
front porch. The way we are working it is that I will dismantle
what sections we are going to rebuild, buy the lumber, and the he
will help me jack it up, set up new support posts, and rebuild the
bottom section (everything below the flooring).

I showed him some other things I planned on working on & was very
willing to give his input. He is definitely not out to have you
spend a lot of money if it is not necessary, as he is very reasonable
    in his recommendations.

It's nice to find someone that you can trust!

We just had a deck built by Ron Couch in Nashua, NH (603-881-4059.)
He also does general carpentry. He did a superb job (very picky
worker -- lots of attention to detail...he builds as though he were
    building for himself.)

He did a beautiful job and his price was very reasonable. We were
    very impressed with him.

He does sometimes work on jobs only on nights and weekends so if
it's something you're not in a big hurry for, he's well worth the
    wait.

I'd like to add a very good referral for Country Carpentry in
Tyngsboro, Mass. One of my neighbors runs the business and has
done a lot of work for me, including building some exterior stairs,
some new framing, and some interior finish work. I was very happy
    with the work.

I have used him for these smaller projects, and it's that work that I
can vouch for. I know that he has taken on some larger projects in the
last year, including a 2nd floor addition, but I haven't seen any of
    the work.

My neighbor is very reasonable to work with, doesn't mind answering
questions, and is reasonably priced. He has always shown up when
he promised and completed the work in a reasonable time.

I would like to recommend the above firm for general construction
and carpentry. James Furlong, the principal, has done numerous
jobs for my family and friends. He recently completed successfully
a total basement renovation of my friends townhouse. This project
included installing and painting drywalls over cement, installing
a drop ceiling, and building a fine storage space complete with
doors. The job was a difficult one but Jim's master carpentry
workmanship and attention to detail was unsurpassed.

    HI Rick,

I live in Pepperell to, just moved there in February and I really
like it, it's just the commute to Burlington that will kill me.

I know of an excellent carpenter/handymay, who lives in Pepperell,
He does it as a sideline and has been doing it for years. He is an
educator and does this to supplement his income. He recently
installed hardwood floors and tiled in my foyer and they both came out
    beautifully.

He does all kinds of small jobs such as: decks, wallpapering, painting,
small remodeling jobs even plumbing if you want a bathroom remodeled.
I got his name from someone in Westford, he put on a deck, and did
all kinds of carpentry work for him inside as well, he seems to
be able to do must anything and does it very well. He is very
professional and his work is excellent. I cannot recommend him
    highly enough.

His name is Paul Bartolomucci and his number is 508-433-6423, it
is an answering machine so leave a message and he will respond.

He may be layed off because of budget cuts in the school system
he is in, so he is looking for any kind of work.

    try him you'll like him

	Handyman/Carpenter: Joe Theberge (617) 889-4725

In the past few years, we've used Joe to build bookshelves,
install linoleum floors, paint (inside and outside), put in
windows, install gutters (previous house), and do lots of
miscellaneous carpentry. Recently, we had him replace roof
tiles in our roof. We'd hired a painting company to treat
the cedar shingles on the exterior of the house. A careless
workman put holes in the NEW roof with a ladder. We fired
the company and got Joe to finish the work. We were much
happier with him than with the other folks.

Joe has recently hired another guy to help him. He charges
$280 a day for the two guys plus materials. We've been
happy with his work. He's been very reliable. His price may
go up soon because he plans to give his helper a raise.
Ask if you call. Joe lives in Chelsea but travels. He
usually gets to our house (Melrose) at 9:00 and leaves at
4:00, but he puts in a good day's work and doesn't take a
long lunch break. He will give you a total price on a job
but prefers to be paid by the day.

some carpentry, and all the joint compound. when I noted the roof
was leaking she climbed up the 20 foot latter and tared the leaks
and call it "an interesting break from slinging mud"!

She had very help full advise about what I was doing wrong, if I

time specified. She also showed me a book of some of her jobs and
after seeing the work she is doing I am impressed.

Like to recommend Bruno as a finish carpenter.
He lives in Danvers and doing a lot of big houses in Reading.
    His phone # is 777-1127

    Good man, reasonally priced, professional.

He did a very nice job on the finish work in my additon in Andover.
Some of the work that he did included the following :

A picture window which has two parts. The bottom part is a gang
of Anderson casements with total measurment of 10' wide by 5 ' high.
The top part included a 6 feet half round sit on top of 5 ft casements.
There is a quarter round sit on top of a 4 feet casement on each
    side.

A balcony railing total of apprxo 35 feet.

Bruno is an older man. He is in his 50's. He has an assistant. His
name is David he is in his early 30's. They both are very professional
and a man of his words. We didn't have a contract. We talked about
the job agreed on a price and seal the deal with a hand shake. He
then called a finish carpenter salesman for me. He (the salesman)
and I go over the project and he took all the measurements: doors,
windows ... etc. The saleman got a list together gave me a price
(so call contractors price) after we agree the list then go to Bruno
for review. Bruno show up after the delivery to check over the material
and started 2 days later. The job lasted 7 days.

He come in punctual at 7 am and leave at 4 may be 5 minutes plus
or minus. He worked and stopped on for the morning break and lunch.
Very detail and conciancious (sp?). David was sick when he was here
but I felt that he is a very good kid. (They been partner for years
now). I am not fond of the salesman that came.

We aggreed on a payment schedule and I pay him accordingly.

Of all the subcontractors I been dealing with for the past year

I would like to recommend Michael VanKanan as a carpenter.
He is located in Lyndeboro, NH and his phone number is
    (603) 654-6687. He likes to do the following types of
    jobs (in order of preference):

	Decks, cabinets, remodeling
	Small additions
	Tile
	Repairs

We had him build a deck for us last spring and are very
pleased with his work. Some of the the things I liked were:

He recommended design changes that would reduce
the cost but not compromise the integrity of the
	structure.

He spent a lot of time covering the details of
the railings. He described the common types
and listed the pros and cons of each one.

We didn't have to specify where the stairs would
be until the framing was in place - helped us
	visualize it better.

He works on weekends (last spring he worked Fri -
Mon) so we were able to be there some of the days
	he worked.

He is very willing to discuss the building methods
	he uses and the alternatives.

I was most impressed with his attention to detail
and neatness. Some examples include routing the
edges of the railing cap and cleaning up after he
	was done.

Please feel free to contact me if you have any questions.

replacing our front door this Winter. He does a wide variety of work
including bathrooms, decks, wallpapering, window replacements, and
house additions. He did a major barn-into-house renovation in Concord
last year and has some excellent pictures to show of it. He is
reliable, professional, does high quality work, cleans up the work
area, gives good suggestions, and is a pleasure to work with. We won't
hesitate to request his services again. His number is 508-897-8649.

I'd like to recommend Steve McKenna, who's located in Lexington
617 861-8913). Steve recently did a touch notch job finishing off
the garage in (under) our house -- he put up studs and beams, sealed
off heating ducts, installed insulation, put up and finished off
    the wallboards.

His estimate was reasonable, and he came in at or just under his
estimate. He was professional, reliable and easy to communicate with.
Also, he cleaned up after himself.

Steve actually specializes in fine cabinetry, and we wouldn't hestiate
    to use him again.

excellent job restoring my "Handy Man Special". He does a wide variety

wallpapering, window replacements and he does EXCELLENT finish work.
He is very reliable, professional, gives good suggestions/alternatives,

His rates are very reasonable and no job is ever to small for him to

extremely pleased with the quality of his work, and with his
customer-oriented attitude. This is the first time I've hired anyone

I recently had my deck built by Richard Frank of Frank Exteriors. I
am extremely impressed with his work and would highly recommend him.

The deck is very beautiful and it even had a gate that flush with the deck.
He did such a superb job that my neighbor asked him in for an estimate

I recommend LCM Remodeling from Merrimack, NH. The owner is Leo
Martineau, a former DECie. He lists his specialties home additions,
home renovations, roofing/siding. And I know he also does home
inspections. He has such a variety of talents, I wasn't sure where to
put this recommendation. He remodeled my kitchen, completely redid my
bathroom and added a skylight, redid half my roof, replace several
windows, refinished hardwood floors and repaired a leak in the roof and
    repaired the ceiling.

He made excellent suggestions when I knew about what I wanted but
wasn't sure of the best way to get the result I wanted.

Leo also made suggestions on areas he wasn't even working on. For
example, my furnace was running a lot and he oiled the motor and
suggested how often I should do it and showed me where.

His prices are very reasonable. He gives you a contract with all the
details. And if you want to do part of the work yourself, that's fine
    with him.

It was a pleasure to do business with such an honest man!

This note is a referal for someone who has done work for me in the
    past.

Paul Coviello, a Digital employee, has worked for me on weekends on and
off for the past 3 years. He is a general, all-around skilled person.
He has helped me re-shingle my house, replace exterior trim, paint
interior and exterior, sheet rock, perform minor electrical repair,
minor plumbing repair, lay sheet lino, ceramic tile, install windows,
interior trim and carpentry, install cabinets, re-build exterior
porches, help frame a 2 story addition, etc, etc, etc.

Basically, I have 2 3-family homes that I have done major re-hab to
over the past 4 years and Paul has helped me with most of the work.
This work has included the complete gutting and restoration of a 5
    room apartment.

Paul's work is of a very high quality, and he is very proud of the work
    that he does.

Paul is willing to both quote price and work by the hour. Because Paul
does not do this for a regular living, I have found that I get the best
work from him when we work together on a project and I pay him hourly.
Also, because he is only available on the weekends, he is unable to
take on large jobs that MUST be completed in a short time.

If you are planning on doing any work your self, and need someone to
help get you though the rough spots, or assist you in doing your work,
    Paul is an excellent choice.

I'd like to highly recommend Mark Three Stars, a designer/carpenter who
just installed two interior French doors in the entry way into my living
room. These were not pre-hung doors, so getting them hinged, hung, and
working perfectly in the existing space was a task requiring great skill.

Mark did the job in no time at all, his carpentry was perfect, his fee was
extremely reasonable, and he was a delight to have around. He's a designer
and builder with years of experience. In fact, his name was mentioned in
Fine Homebuilding several months ago as one of the carpenters who worked on
a project with a builder in Mexico.

Mark is also an MIT-trained architect, so could probably help you in all
phases of a project from conception and design to actual building. Mark
lives in Jamaica Plain (Boston), but would probably be available for jobs
in surrounding areas.

You can contact him at the above phone number.

    re .64 Craven Construction.

Craven built a home behind my lot so I got to watch it going up.
To sum it up, his cosmetics (finished work) are quite good but I would
be a little leary of what was under it. I remember seeing alot of gaps
(and I don't mean small ones) between the sheething. I'm talking about

I think that the overall construction quality is good also. At least,

Mike does additions, renovations, repair work, kitchens, basements, decks,
and porches etc. He is licensed/insured and has 15 years experience. He
does work in the greater Worcester area east to the Framingham area.

Mike recently finished residing my house with cedar clapboards. He did a
very careful job of estimating and came in with the best price of the three
quotes I received. I checked his local references (in my town with
people I know) and found that people were happy with his work. The
work he did on my house was excellent and shows his careful workmanship.
I put one coat of stain on the clapboard before he installed it and he
worked around my schedule. As he worked his way around the house, he
pointed out and fixed problems. I found Mike very honest to deal with
and we easily negotiated the price of extra work and materials as they
occured. Feel free to contact me as a reference for Mike: DTN 297-2649.

I can second on Dave Chevrette (see .55). I used him to install a bay window,
discussed in note 1391. He enlarged the rough opening, measured and ordered
the window, installed, and we agreed to have me finish painting it. His price
was reasonable, and he did it the way I wanted it done, with excellent
workmanship. He had to move the location of an outside spotlight, no problem,
and I was impressed with a piece of trim he had to custom fit at the bottom
of the window. Nice fit, considering it tapered off at one end.

He also gave me some suggestions on finishing it, and helped me decide exactly
what I wanted, when I wasn't quite sure what decision was best.

Definitely would use him again.

I'd like to enter this reference for Dick Lebrun, a seasoned, professional
carpenter in the Nashua area who has done much excellent work for me since
I've known him over the past few years. Dick is a general carpenter who's
expertise spans everything from framing to finish work. I've always been
extremely pleased with his work, and would absolutely hire him again for
any future carpentry needs I might have. I think Dick's special strengths
are that he:

	- Cares a great deal about his work and maintains a high standard
	  of quality
	- Has excellent attention to detail
	- Is absolutely reliable
	- Points out any problems and doesn't just ignore them
	- Is hard working

2004.148Contractor experience questionJPS1::VONHALLEMon Dec 09 1991 20:4234
I am looking for a contractor to do a complete renovation of my
kitchen and add a half bath. The renovation will include putting in
new cabinets, appliances, floors and electrical. It will also probably
involve taking down walls and moving plumbing. Through this notes file,
I have found a general contractor who was highly recommended. I have
also checked a reference that he gave and was pleased with that
recommendation. In that job, he put in an addition. And, lastly, I like
	his style alot.

He not only is a general contractor, but has an architectural degree
and will do the general design for free. He can only work on my house
on a part time basis (probably 2 days a week) and will use me as his
helper. He'll do the skilled work and will hand hold me through the
semi-skilled work. I will do the unskilled work alone. Doing it part
time, he expects it to take 3 to 4 months. He charges $150/day ( ~8
hours) or $75/half-day (~4 hours). He estimates that the job will
take about 20 hours of his labor for a total of $3,000.

The only concern I have is that he has never done a full kitchen
renovation before. I know he has installed cabinets. But he hasn't
	ever done an entire kitchen.

Given what I have told you, my questions are:

		- how worried would you be about having him doing your kitchen?
		- is his price in line with what you've seen?

Any other general comments would be greatly appreciated.

					Thanks,
					jp

Excuse me! have you ever been through a kitchen renovation before? 3-4
months is a looong time to go without a home cooked meal.

Maybe you have thought this through. If not you should try talking to
others who have gone this route to find ways minimize the inconvenience
of having no kitchen for you and your family.

re .5:

The length of time the job takes is not the same as the length of time
without any kitchen. You should try to minimize the time without a sink.
You can put a microwave or toaster oven, a hotplate, and your refrigerator
in another room, but not having a convenient source of running water is
a pain.

How big is this kitchen????? My mom had her kitchen renovated in 2
weeks. This include tearing everything down right to the studs. New
electrical, plumbing , insulation, walls, ceiling, cabinets, floor,
    wallpaper, countertop....Am I missing anything...Oh yeh...Even a
kitchen sink. The kitchen was only 12x12. How big is this one??? To
take 3 months it's got to be 120x120.

It's certainly possible to totally redo a kitchen in two weeks, but most
contractors (unfortunately) don't tackle just one job at a time. Some
contractors do pretty much everything themselves; others have lots of help.

To agree with others, 2 weeks is plenty of time. It may be worth
your time to be explicit on the contract with duration-completion
from start date. It is fairly common to negotiate this in terms
of financial incentive, (withholding a LARGE % of total payment
until completion). I've seen contract with penalties for being
late... Of course you need to be reasonable with upfront deposits
that cover materials etc... Just get it in writing.

    good luck

Did I miss something or is this job being done by the homeowner with only
some help from the contractor? If so, then the time will balloon because the
work will only get done at night and weekends.

I'd be happy to recommend Bruce McKenna for woodworking renovations and
design work. Bruce is an excellent carpenter and has done a variety of
major and minor projects at our home over the last couple of years.

He's done everything from adding a new support beam in our basement
to adding an outside vent for our dryer.

We've always been pleased with Bruce's work, and his rates are reasonable
    & competitive.

I'd like to recommend Dean Davis as a general handyman. Dean
rebuilt a portion of my deck last summer. The supports were
rotting where the deck joined the house. He also did some
finish work around my slider that the previous owner had left
half done. Dean is very easy to work with. He asked lots of
    questions and offered suggestions.

Dean also does plumbing, roofing, odd jobs... I'm very pleased with
his work and plan to hire him for additional work. He is also
    *very* reasonably priced.

I used a home improvements contractor out of Hudson, NH -

So far, he's done a deck, sliders and part of a kitchen and bathroom

him to other jobs including skylight installation, rebuilding

A first-class recommendation for Tim Dopson. I had my kitchen
completely remodeled, including the installation of an island.
Also I had a deck installed to replace an existing one.
Plus, he built a 3-season porch onto the house for the previous
            owners.

All three, are top quality work. I was extremely impressed by
his attention to detail; and his price was very reasonable.
(I had estimates from three other contractors.)

Also, he did exactly what he said he was going to do, on the day
he said he was going to do it.

He is honest, friendly, and very conscientious about his work. He

We added a family room and deck to our house last year. We got about 5 bids.
Leon was right in the middle, but we went with him because the "chemistry" was
there. He was very honest, had some great ideas, and did excellent work.
He also gets help from his sons. He has his preferred set of "subs" for things
like foundations, cellar floors, and decking, but he did the majority of the
framing and roofing.

During the design process, I asked him to draw up a set of plans so we could
see what he was going to build. We had our idea, but wanted to see what he
came up with. He said "I'm not an artist. I'm a builder." So, we basically
took his word for it, and the results are great.

We've since called him back to do some incidental work on our house, and will
call him again for projects in the future.

He recently replaced a hideous, 50's style window in our living

This note is to highly recommend a carpenter/general contractor named
Mike Percoco out of Stoneham, MA. His telephone number is 617-665-3145.

I have used Mike to build a large and reasonably complex deck, build a bath
from scratch, totally renovate a kitchen, build a sunroom from scratch and
do other miscellaneous jobs. I not only had him do the work, but worked
with him. So I've not only seen that his work is excellent when completed,
but that he gets it right the first time.

Mike has a wide variety of skills including having built entire houses.
Aside from his skills, he is very nice and easy to deal with. He is also
totally trustworthy (eg. can be left alone in the house; very honest about
  hours worked).

He will work on an hourly or fixed bid basis and has very, very competitive
  rates.

As an aside, he was recommended to me by the local hardware store and the
local lumberyard. They have both used him for years and been very happy.

I would like to "highly" recommend Steve Capello of Atkinson, MA for any
carpentry or general contractor work. Steve has been working on helping to
fix and/or restore my 1812 colonial home -- or the "house from hell" as many
of the other contractors who bid on the work called it.

I find Steve to be reliable, honest and flexible. He is very cost conscious
and has also provided valuable advise on building matters. He can also recommend
other contractors that might be needed to complete a job.

The highest compliment I can relay is that the electrician who is working on my
house also, commented on how professional Steve was and how well a job he did
on the carpentry work around the house.

Steve worked for another builder for 11 years that went under financially in the
last year, and has been trying to build up his own business. His prices were
the most reasonable and he was not afraid to deal with any project presented him.

Mike helped us create the look we wanted by listening to our ideas (we
also showed him magazine pictures) and then telling us a few options

surrounding towns), who can do the following:

o A person who can help with decisions on a kitchen and do the work
    (flooring/cabinets). . We desperately need
a new floor and cabinets, but the floor is an absolute must right now.
The cabinets can hold out another couple of years, but if the price
were right, we'd go for the whole thing. Also, we may need to take
the future cabinets into consideration around the flooring, so we'd
like to be able to work with someone. If we go for the cabinets, we
may need to replace or enlarge a window.

o Install flooring in a small bathroom and seal around the fixtures
(this was not previously done, hence the need for new flooring.

o Paint and wallpaper a small dining room and a small bedroom.

o Install a fence (small area) next to the house.

I hired Bruce to do quite a bit of renovation work around my house last
year. I found him to be thorough in his work, plus he guarantees all that
he does. He relies on referrals for much of the work he does and I think
that's a pretty good indication of the quality of his work.

His rates are very reasonable and he also is very helpful in other ways
to keeping remodeling costs down. I enjoyed working with him because
he is knowledgeable and has the experience to know how different options
will come out. I used him quite a bit for recommending what to do and
what not to do.

I have an older house which presented quite an array of remodeling
challenges. Bruce gutted and redid a bathroom, replaced several windows,
put in new ceilings, and did many other jobs throughout the house.
If you have any questions about Bruce or want to see some samples of his
work just let me know. I also recommended him to a friend and she was
very happy with the work he did in refinishing her basement.

I had Tom (recommended in .96) install a set of attic

did a very workmanlike job, and cleaned up afterwards.
His price was reasonable. I would not hesitate to call

Recommendation and new phone number for Bruce Johnson of Bolder
Builders. I took the advice from .70 and .85

Bruce just completed a Farmer's Porch on my house in Londonderry,NH.
When I called him, my wife and I knew we wanted a porch, but had few
ideas about style, size, type of wood, etc. Bruce came out and spent
an hour or so talking to us to find out what we really wanted. He
figured out exactly what we wanted, even though we didn't know
ourselves. He also told us it would be much more beautiful than we
thought it would be. He was right!
Everything he did was fabulous. The workmanship is the best I have
seen, and the material he used was first class. The mahogany decking
and posts/railing/ballusters are gorgeous. And best of all, his price
was very competitive. Nothing but good things to say about him. Call
me if you want more info on Bruce.

2004.161How to check out your contractor?AKOCOA::WESOLOWSKIThu Sep 23 1993 14:3320
    Hello,

I've looked around the file a bit but was not able to find any info on
how do I check out my contractor. He gave me some references and I
know I can call them, but who else should I speak with and how do I

    bad, they'll know!

You can certainly ask the local building inspector, but depending
on the individual, you may not get a complete answer. Building
inspectors have an obligation to be fair, which includes not letting
their personal opinions about contractors get in the way. And I
seriously doubt they'd want to risk a lawsuit, or even the grumblings
of a lawsuit. I don't know whether it's illegal for them to comment
on contractors, but it is of questionable ethics. I'd expect most
building inspectors to be rather non-commital (e. g., good, average,
or no comment).

You could ask specific questions of fact: What projects were done
by such and such contractor in the last year? Has that contractor
ever received a stop-work order, and if so, why (since it isn't
always the contractor's fault)?

re: calling references.

Even calling all the references given does not gaurantee the quality work
you might want. For the painting contractor we hired, I called 6 of his
references... I didn't know any of them. And 2 of them I drove out past
the property to see the job (from the road). All gave glowing recommendations.

Well, the paint job just came out OK.

Anyway, I guess what I'm trying to say is that I would put more credence into
a reference if I knew the reference personally and saw the completed job...

I recently hired Bruce Hanson of BMH Construction/Remodeling to rebuild my front
porch. All that has been previously said about him in this notesfile is
true.

When he came to asses the job, I brought him by my own handy work (Kitchen
cabinets built from scratch, Computer room, bathroom, etc) to boost his
confidence in my ability to do carpentry. I did this because I wanted him
to only tear the porch down and put up the frame, so I can save money by
finishing it myself. It's a rare treat to find someone that is as willing
to work with you as much as Bruce is. Contracters are reluctant to do this
because the quality of the final product is out of their control. In this
situation it's the homeowner that makes the contracter look good or bad.

Bruce finished the frame work in a couple of days and I have been slowly
finishing of the job. Bruce has stopped by to see how things are going which
gives me very convenient opportunities to get advice. He also got me a discount
at Holt Lumber for the rest of the materials.

You can take a look at his handywork at 216 Pine Street, Nashua. At this point
The upstairs is almost ready for stain, steps are built, and downstairs boxes
are around the posts. Still have downstairs rails and lattice work yet to go.

Can someone recommend a carpenter/contractor in the
Framingham MA area to replace a deck?

My house is 12 years old and has vinal siding.
The existing 12 x 20 deck is not PT and is rotting through.
Also, the deck is 7 feet high, the footings only go down 2 feet,
the deck is not flashed, and the ledger board is nailed directly
through the vinal siding. In very heavy rain water leaks into
basement where ledger is attached to house.

I have spoken to several carpenters/contractors and have
yet to find one that I felt could properly correct all
    the above problems.

    Thanks in advance,

2004.133Another Vote for BMH ConstructionWREATH::SCOPAMon Sep 18 1995 15:4481
About two months ago I read this topic looking for some
information on contractors whom I might contact to renovate my
upstairs bathroom. After reading several notes praising
Bruce Hanson of BMH Construction I decided to give Bruce a call.

Bruce came over, looked over the bathroom with us, asked a few
questions, made a few suggestions and a few days later, sent
me a proposal to do the job. I thought the cost was reasonable
and thus had Bruce do the job.

Along the course of the project some things happened that I'd
like to pass along to everyone:

 - Bruce treated this project as if it was taking place in HIS
HOUSE. Maybe that's his style. It certainly worked for me. He
is very meticulous in his work. From the start I felt
comfortable with Bruce and his crew.

 - When Bruce would bring up a problem or situation he would
address it by saying, "Well Mike our options are..." which told
me that he saw this as a team effort. He was careful not to go
beyond a certain point in the job without conferring with me.

 - The first day of a project is an important day because as you
get into it you come across "surprises" that may need your
attention...stuff you hadn't thought about. We had to make a trip
to the hardware store and get some things to take care of some
   unforseen problems.

As we are in the store picking up stuff and putting them on the
cart Bruce started sliding things over and said to me "You're not
responsible for purchasing these materials, I am." I ended up
buying only a portion of the materials, he paid for the rest.
Someone else may have let the homeowner spring for the whole
   shooting match.

 - While installing the tub/shower Bruce noticed a problem. He got
on the phone right away to talk with the distributor and
manufacturer to let them know of the problem. They got back to
us in a day or two and assured us that the problem would be
   fixed.

 - I needed to replace two doors, one of which was an odd size.
The suppliers I called told me that it would be at least a week
before I could get the doors. Bruce was able to get the doors
much faster and also got a better price. I disn't ask him to
do this, he offerred to do it.

 - Over the course of the project Bruce came across other areas he
felt needed addressing. These were both cosmetic and functional
things which we agreed needed to be done. He of course billed me
extra for these unscheduled jobs...yet I felt his cost was far
below what I got in return for the quality of the labor.

 - The bathroom took a lot longer to finish than Bruce had
estimated and he felt bad about it. He even came on a Saturday
and a Sunday to hasten the completion of the project. He kept
saying he wanted to give me back that part of the house.

 - I might add that Bruce would not go until he felt everything
was complete. He could have rushed a few things but he made
sure he did things RIGHT. On the final day there seemed to be
a problem with the drain assembly. He spent 90 minutes making
sure everything was working properly and even then made it a
point to assure me that if I had any problems to call him.

I may have forgotten about a dozen other little things that
impressed me about Bruce and his crew. I could go on about how
they clean up at the end of every day, how they enjoy their work,
how they take pride in the finished work, etc.

Needless to say, I felt I found the right guy for the job and it
goes without saying that any future projects too much for me will
lead to a phone call to BMH Construction.

We just purchased an 1830's antique colonial. While it's been well-maintained, there's
always something you would do differently.

Guido Gagliano - renaissance man from Acton - (Masters degree from Columbia, newspaper publisher, internation
				marketeer, artist, etc.)

helped us with the essential refurbushing likelaying a new kitchen floor, ripping out the laundry
room which was ready to join the cellar. (lots of leaks from the machine), new ceilings, new
custom cabinets in the kitchen and bedroom.

He's now in the restoration stage.

The man loves his work, has good ideas, and can execute them. He's reasonable, very clean (picks

Give Matt Woitkowski a call at (603)647-1280. He's got a crew who has
done a lot of work for me, with very good results, reasonable prices,
    and honest.

He's doing some work for me now.

New England Framing Incorporated - Don Fauvel
    Pelham, NH
    (603)635-7113

Don and his crew have been framing our 2500+ sq ft house.
They are doing an excellent job. I just had an inspection
by the bank inspector. He *raved* about the job Don and his
crew were doing and the materials they're using. We've
also been really pleased with the efforts they're making to
seal the structure according to Energy Crafted Home Standards.

Don has shown the level of care that you would expect a person
to give their own home. He has offered suggestions on changes
that he felt would benefit us without significant cost.

Don has been extremely reliable! He told us when he would
start the job. He started at 7AM on the day he said he would.
He is always on the job. He works from 7AM until at least 5
and frequently later. He works Mon-Sat. and even shows up if
    it rains in the morning!!

I believe he does projects from garages to very large estate
    properties.

Please tell him that Mark & Patsy Franklin recommended him!
